Modern Day Commodities completed this coffee shop build-out for Lucky Goat Coffee in Dunwoody, GA as the commercial general contractor of record. The project converted an empty tenant space into a fully finished, operational coffee shop — including customer areas, service counters, back-of-house improvements, and all interior finishes.
MDC coordinated all trades including plumbing, electrical, and HVAC throughout the build-out, managing the project in accordance with OSHA construction standards from initial demolition through final inspections and turnover for food and beverage operations.

Empty Space Build-Out
This tenant improvement started from an empty commercial space with no existing finishes. MDC built out the full interior from the shell condition — framing, drywall, ceilings, flooring, and all finish work required to deliver a move-in ready coffee shop environment.
Service Counter & Millwork
The service counter areas and millwork were built and finished to support Lucky Goat Coffee’s customer-facing operations. Finish carpentry and built-in elements were coordinated alongside MEP rough-in to ensure proper placement and functionality throughout the space.
MEP Coordination & Inspections
Plumbing, electrical, and HVAC trades were coordinated throughout the build-out to support food and beverage operations. MDC managed all inspection phases and delivered the completed space ready for final occupancy and coffee shop operations.
